Fees and Charges

 

Oakley Consulting is a trading name of Oakley Corporation Pty Ltd.
There are several methods of billing, depending on the extent of services required.

SITE APPRAISAL
Often, a client will want a quick appraisal of a Site, to assess the financial viability and to expose any potential problems that can be easily overlooked.
Oakley will meet the Client on site and provide a verbal appraisal Free of Charge (Metro or Hills area, 2 hours including travel).

If required, Oakley will then provide a written and detailed assessment of the site, including soil conditions and services into the site, confirm the Density Zoning and any special Planning conditions.

Fees will be quoted based upon site location, soil condition and the type of construction for the new home. Fees for Site appraisals are generally in the region of $300 – $500 + GST. Fees are payable in advance.

 

ARCHITECTURAL DESIGN
After the Client has agreed to purchase a site, an application to the local Council for Development Approval is required.

Oakley will sit with the client, to discuss the best way to build on the site and explain all different options available.

After agreeing to how the site should be developed, Oakley will start the design process, and produce an initial Concept Scheme for approval by the client. This process can take a number of sittings. After the Design is agreed upon, Oakley will then prepare detailed Scheme Drawings for submission to the Council for Development Approval.

Calculations for Plot Ratio, Site Coverage, Parking, Rights of Light and any other Council requirement will also be submitted. Some Councils require some technical information which may include storm water and drainage layouts.

Oakley will follow the application with the Council Planning Departments, and attend to any modification or amendments that the Council may require.
This process can take between 2-4 months.

Fees for Concept Schemes and Planning Applications are generally in the region of 3% of the expected Building Contract value (excluding Council application fees and charges) and are payable in three instalments.
Payment Examples shown for an estimated $500,000 Building Contract:

1% payment in advance, $5,000+GST
1% on completion of Concept Scheme $5,000+GST
1% on issue of D.A. $5,000+GST

Oakley can also prepare 3D imaging, both internal and external, which can be used for both the Council and Marketing purposes. The costs for 3D imaging can be quoted as extra if required.

 

WORKING DRAWINGS & SPECIFICATIONS
Fees payable to Oakley will be quoted, but are generally in the region of 2%+GST of the expected Building Contract value.

2% Fees payable for a Building Contract of $500,000 = $10,000+GST.
Fees are payable in advance.

 

FEES TO CONSULTANTS
There will be various Consultants Fees payable during the Working Drawing period.
These fees will be quoted by the individual Consultants.
* Structural Engineer
* Site Classification & Soil Testing
* Energy Efficiency Certificates
* Bush Fire Assessment
* Building Certification

Consultants Fees are paid by the Owner direct to the Consultant or, by prior arrangement, may be included within the Building Contract and recovered by a single payment from the Builder back to the Owner.

 

BUILDING QUOTATIONS
Oakley Consulting will circulate Plans and Specifications to three separate Builders. Oakley will answer any questions or queries from these Builders.
Oakley will gather the Builders’ Fixed-Price Quotations, and report to the Owner for a fixed fee of $1,000+GST, payable in advance.

 

BUILDING CONTRACT
The main Building Contract is generally prepared by the nominated Builder.
Oakley will check all aspects of the Building Contract for a fixed fee of $300+GST.

If the Client prefers that Oakley Consulting should prepare the Building Contract, including the bare production costs and all necessary attachments, Oakley will charge a fixed fee of $1,000+GST, payable in advance.

If a Tender procedure is required, an additional $3,000+GST for up to 4 extra Tenders.

 

PROJECT MANAGEMENT
As construction work proceeds, it is prudent that a Project Manager should oversee the Builder to manage any extras, variations or time extensions requested. Extras and Variations are discouraged, but some are inevitable due to site conditions, delays caused by the weather or simply changes requested by the Client.

Oakley will provide full Project Management for the duration of the Building Contract, with weekly inspections and short reports to the Client.
It will Include a final Hand-Over inspection and detailed report of any outstanding items. Follow-up and approve the finishing of the entire project.

Fees for Project Management are 2% of the Building Contract value.
Fees are payable in equal monthly instalments.

Payment Examples shown for an estimated $500,000 Building Contract:
Fixed Fee to be 2% of $500,000 = $10,000+GST
Payable in monthly instalments of $1,500+GST

 

TOTAL PACKAGE
Clients may prefer to include all of the above services into one Total Package, with the exception of the initial Site Appraisal fee.
In this case, a discounted fee of 6% of the Building Contract can be offered.

Example: Building Contract of $500,000 x 6% = $30,000+GST

Includes:

Concept Scheme
Planning Application (excluding Council Fees)
Working Drawings, Specs and Schedules
Arranging a Building Contract (no Tenders)
Project Management

 

HOME OWNER BUILDERS
If the Client is willing to nominate themselves as “Home Owner Builders”
Oakley Consulting will arrange the total construction of the home, including the supply of all labour and materials at pure cost.

Oakley will completely build the home, using our regular trades and suppliers, following approval by the Client of a complete costing analysis, and quotes received.

Payment of all trades and suppliers will be made by the Client direct.

Oakley will provide complete organization and personal supervision on a daily basis. Supervision will be carried out by Bob Fisher, or another suitably qualified person.

Final details of this arrangement will be discussed and agreed between Oakley and the Client, and a formal Cost-Plus Building Contract will be prepared.

Fees payable for this service will be individually quoted by Oakley on request.

Please be aware that Bank Funding may not be available for Cost-Plus Building Contracts.
