PROJECT MANAGEMENT

All Construction Sites should employ a Project Manager, to properly organise the day-to-day operations on the site. The role of a Project Manager is to create a safe and functional construction site, and work within realistic time schedules. Calling trades and organizing work on site is the responsibility of the Building Contractor, but a Project Manager will ensure that the job is running smoothly, without unreasonable overlapping of trades, and working with the Builder to keep high standards and to the agreed work schedule.

The Project Manager will properly supervise all areas of construction, and be in attendance for all concrete pours and other major structural stages.

Finishing trades are vital to achieve the outcome that was originally intended at the Design Stage. Having the Project Manager as being the same person who Designed the Home obviously has unique advantages. The Project Manager can also approve Builders Progress Payments.

Generally, weekly visits to the site are advised, and confirmed with a short report to the Client sent by email that same day.

INDEMNITY INSURANCE

All Building Contracts in W.A. are protected by a Home Building Indemnity Insurance. This Indemnity is fully transferable for a six year period, and provides the Home Owner with the peace of mind against any structural failure or water damage. Purchasers will receive a Certificate of Insurance when they take possession of their new Dwelling.

TIME TO COMPLETE THE PROJECT

Generally, the following time schedule is applicable to most building projects.

Site Appraisal: 0
Land Purchase: 0
Concept Design: 6 weeks
Council Development Approvals: 12 weeks
Working Drawings & Specifications: 3 weeks
Builders Quotations: 3 weeks
Building License: 2 weeks
Pre-Start: 2 weeks
Construction Period: 35 weeks

TOTAL DEVELOPMENT: 63 weeks
